OCTOBER CERTIFICATE SALE
This sale is always held the first Monday in October from 9:00 a.m. until 4:00 p.m. The first person that offers to pay the full amount of tax due on any parcel of land shall be considered to be the successful purchaser. In the event that more than one such person shall so appear at the same time the county treasurer shall decide the issue by fair and impartial drawing.
If you are a certificate holder, please keep in mind that you are just paying the taxes up to date. You will pay the taxes for two more years before you can apply for a deed. Do not trespass on this property because you have no rights to the property.
We cannot accept payment of the taxes until they are delinquent (January 15th) this is to give the owner the opportunity to come in and redeem the certificate. You must bring in your certificate for us to endorse on the back, the years that you have paid. If the owner redeems the certificate, you not only get back what you have invested, but you also receive eight (8) percent (simple) interest per year.
We contact you when the owner redeems the certificate. You MUST return the certificate before we can reimburse you. Please keep us informed of any address or telephone changes so you can receive your refund in a timely manner.
If, for some reason, there has been a mistake, whether it is our fault or the assessor's fault, and the certificate has to be voided, you will be reimbursed for what you have paid into the certificate ONLY. We cannot reimburse you for more than what we have received.
The county becomes the lien holder of all property not drawn at the sale. Due to a new law that has immediately gone into affect, we can no longer write assignments on property left over from the October sale.
JUNE RESALE
This sale is always held the 2nd Monday in June from 9:00 a.m. until 4:00 p.m., from day to day, until the sale is completed. This sale consists of property that has already gone through the October sale. June resale is based on taxes that are delinquent for three or more years and have not been redeemed. This property is auctioned off to the highest bidder for CASH ONLY..
Keep in mind, the owner can come in and redeem the property until the deeds are filed in the clerk's office.
The county treasurer's primary function is tax collection. We make every effort to see that tax deeds are issued in accordance with the statues, but the buyer assumes all responsibility and liability on purchase.
COMMISSIONERS SALE
The County Treasurer may sell any property acquired by the county under the provisions of resale tax laws after notice by publication. The sale is subject to approval by the Board of County Commissioners, which has the power to reject any and all bids.
The starting bid is set by the Board of County Commissioners.
On the day of the sale, said property will be sold by the County Treasurer to the highest competitive bidder, or to the original bidder if there be no higher price offered. The sale, in any event shall be subject to the approval of the Board of County Commissioners.
If approval is given, the Chairman of the Board of County Commissioners will execute a deed conveying title to the purchaser of such property and deliver to the treasurer's office for filing. If denied, the sale shall be cancelled and the amount of the original bid refunded. Publication fees are not refundable.
After the deed is recorded, the County Clerk's office will mail a deed to the purchaser.
All documentation regarding this sale is filed as a permanent record and is considered complete.
